• Buyer's MarketBuyer’s Market: How Quickly Things Can Change in Real Estate

    Two years ago, Hamilton realtor listing signs did not stay in the ground long enough to leave a mark in the ground. At Robert Floris’ Mortgage Architects office in Hamilton, Ontario, we commented at that time that the prices and the volume of sales was not sustainable. It had moved from a Buyer’s Market to a seller’s market; a market that I had never witnessed in my career.

    Let’s flip the Hamilton real estate 180°. We are in a Buyer’s Market. Today’s buyers have more choice. They can view our way home two or three times and really think if this is the home for them. The negative for realtors and mortgage brokers is that sales were down in 2018, but in the long run a Buyer’s Market is what’s best for consumers. In this Buyer’s Market, homes are becoming an affordable and now consumers have a chance to save for a down payment as prices are stagnant. The real opportunity appears to be in homes priced under $425,000. This Buyer’s Market is still red hot in the Hamilton-Wentworth and the Brantford area. It was obvious that the craziness of two years ago could not continue, but in the long run this Buyer’s Market will help us get to a more balanced real estate market.
